The Windgate II Condominium Association is governed by a
board of directors elected by unit owners and by-laws under
the laws of the Commonwealth of Virginia.

Board meetings, open to all owners and residents, are held
every six weeks. An Annual Meeting is held every year in
October.
|

The property is managed by Klingbeil, Powell & Alrutz, Inc.
(KPA), located at 6400 Arlington Road, Suite 700, Falls
Church, Virginia 22042, 703-532-5005. A full-time
maintenance manager is available on the property weekdays
and in emergencies.

Trash is collected three days a week; recyclables on
Tuesdays. Monthly condo fees also cover landscaping,
external building maintenance, and minor repairs.
|
|
A capital reserve fund is maintained for major
replacement items including roofs, sidewalks, fencing,
pavement, tennis courts, swimming pool, and exterior
painting. The capital reserves are fully funded based on
a replacement schedule updated every five years.

Owner/renter occupancy has been consistent at 80/20%
over the past ten years.
