Leaking Faucets & Toilets, Assessment Surplus

The board has rescinded Board Resolution 87-8, which allowed for association staff to repair leaking faucets and toilets. The resolution was intended to encourage owners not to waste water by not performing prompt repairs. After an evaluation of how often this courtesy was used and due to liability related to association staff entering and working in units on items that are the unit owner's responsibility, the board has determined that any benefits don't outweigh the potential liability. This resolution has also led to confusion as to what is an association maintenance responsibility and what is a unit owner's responsibility. As a reminder, all items that service an individual unit and all items from the interior of the walls to the interior of the units are the responsibility of the unit owner to maintain and repair as required.

Also, the board recently approved Policy Resolution (#19-01), Deferment of 2019 Assessment Income Surplus. This resolution states that the board has resolved that all or part of the excess assessment income for 2019 be applied to the following years's assessment and that the final amount of the application is at the discretion of the board.
