Parking Pass Distribution

Residents may pick up their new parking passes (for vehicles with unexpired registrations in your unit's account)  at the pool house office during the following times:

Label Personal Water Hoses

Tennis Court Keys

Bulk Trash Pickup 4/26-4/27

Trucks will be parked near 2506 and 2546 from 7:00 AM on Sat, 4/26 through 4:00 PM on Sun, 4/27. Trucks will leave to be emptied throughout the weekend and will return. Do not leave items on the ground if the truck isn't there; wait until it returns. Do not put hazardous materials in the trucks.
Turn on Hose Bibs for Spring

It's time to turn on your unit's external hose bibs so they are available to landscapers and maintenance staff. If you notice your exterior hose bib is leaking when it's turned off, please place a work order on the NRP portal.
Front Lot Visitor Parking Spots *Painting*

Landscaping Work

Help Remove Lamppost Lights

Please help remove the light strands from the lampposts this upcoming weekend as Daylight Saving Time begins. Strands should be wrapped up neatly and returned to the bin outside the pool house office. 
Gutter Cleaning on 3/3

Maple Leaf Gutter Cleaning will be on the property on Monday, 3/3 for seasonal gutter cleaning and maintenance. Consider closing your blinds/curtains for privacy, as workers will be up on ladders around the units. 
Recycling Day *Change*

Christmas Tree Disposal

IMPORTANT! Winterize Hose Bibs

If you have not done so already, please winterize your hose bibs/outdoor spigots immediately. This is an owner responsibility. Freezing temps can cause pipes to burst inside the walls of your unit and lead to water damage. See below for instructions.
Leaf Blowing - 12/19 (updated)

Grass Remediation Project

A turf remediation project for the open area between 2538-A and the brick serpentine walk will begin on 11/21. The area will be roped off for several months so grass seed can be planted. All people and dogs must be kept off the area to protect this investment in the landscaping.
Leaf Blowing and Gutter Cleaning

Potomac Springs will do leaf removal from Tue, 11/12 - Wed, 11/13. If you are concerned about them using leaf blowers around your vehicles, please move them out of the parking lots for the day.
 
Maple Leaf will be performing gutter cleaning on Tue, 11/12. Workers will be on roofs and ladders. Consider keeping your upper-level blinds or shades closed if you are concerned about privacy.

Pumpkin Disposal

Arlington’s biannual Environmental Collection and Recycling Event (E-CARE) is on Sat, 10/5 from 8am to 3pm at Wakefield HS (1325 South Dinwiddie Street). They collect hazardous materials that cannot go in our bulk trash pick-up and electronics for disposal/recycling. Learn more here.
Curb Power Washing - Move Your Cars

Power-washing of the yellow curb areas in the parking lots has been rescheduled for this Thurs-Fri, 9/26-9/27. Vehicles must be removed from these areas to avoid potential damage. Vehicles will be towed to another area if not moved by owners. 
Back Railing Maintenance

Necessary repairs on some patio railings will be performed the week of 9/16 - 9/20, weather permitting. If you have a back railing, please keep your gate unlocked that week so the contractor can access the railing for repairs. Drainage Project starting 8/22

Watering the Community Landscaping

The summer heat and dry stretches are hard on the community's landscaping. If you can, please take some time and water the plants around your unit and courtyard, especially if the plantings are new this year. There should be community-owned hoses available in every courtyard. This helps keep our community beautiful and preserves the plants paid for with owners' fees.
Unit Water Pressure

Owners should periodically check their unit's water pressure to ensure their PRV (pressure relief valve) is functioning properly. Pressure should be less than 75 psi. PRVs have a useful life of approximately 5 years and are the owner's responsibility to maintain and replace. High water pressure damages pipes and appliances, can cause leaks and floods, and increases the Association's water costs.
Exterior Railing Repairs

7/1-7/3: Repairs will take place on front steps railings around the community from 8 a.m. to 4 p.m., where needed. 
 
7/9-7/10: The railing repair vendor will inspect all back steps railings for necessary repairs. Please keep your back patio gates unlocked these days so the vendor can access the railings for inspection.

Bulk Trash on April 13-14

Capitol Services will park trucks in the front and back parking lots from 7am on Sat, 4/13 to 3pm on Sun, 4/14. The trucks may be removed periodically when they are full but will return after the trucks are emptied. Do not dispose of hazardous materials in these trucks. Removing Seasonal Lights

Announcing New Board Member

With the resignation of a Director last week, the remaining Board members - in accordance with the Bylaws - had the duty to promptly appoint a new Director for remainder of the term ending October 2024. At the monthly meeting on 2/14, the Board solicited interest from owners and is pleased to announce the appointment of Clair Sassin to this position. Clair is a long-time Windgate II owner who previously served on the Board and the Pool Task Force. The Board will discuss officer positions at the March Board meeting. 
Window Well Replacements

Hemax is working on the next round of window well replacements. Front and/or side windows will be replaced on buildings: 2508, 2510, 2512, 2510, 2512, 2514, 2516, and 2564. Landscaping
Landscape rejuvenation is expected to begin Nov 2 (weather permitting) in the following areas: 2538, 2540, 2542, 2558, 2560, 2562 and 2566.
 
Lights
The lights on the hill at the back of the community are out. The issue is a faulty wire at the beginning of the circuit, which feeds all lights on the hill. It will take 2-3 weeks to fix the wire. In the meantime, a temporary solution has been identified, which has the lights back on, except for 3 lamp posts that need additional repairs. The temporary solution involves an above ground PVC pipe to house a temporary wire. There will be cones bringing your attention to the above ground pipe, but please use caution in the area leading up the stairs from the parking lot beside 2548 and 2550. We apologize for the inconvenience and appreciate your patience while we work towards a permanent repair.

Landscaping Work
Potomac Springs plans to start landscape enhancement work around the community next Wednesday or Thursday. They will be working on the mulch beds in front of a number of units, as well as planting trees in some common areas.  Please be cautious around areas where they are actively working.
 
Holiday Decorations
Windgate II policies prohibit large decorations placed in the common areas, such as inflatables on the grass areas in front of units. These can interfere with maintenance work on the property and cause other issues. Door decorations and smaller items on the limited common elements are generally fine. Also remember that nothing may be attached to the brick facade.
 
Chimney Inspections and Waivers
NRP is still missing chimney inspections or non-use waivers from about one-third of units. The deadline is October 31, 2023. Owners who do not comply may be sent violations and called to hearings. Please submit proof of passing inspection or a non-use waiver through the NRP portal or by emailing it to communications@nrpartnersllc.com if you have not done so yet.

Part-Time Onsite Manager
We now have a part-time onsite manager through NRP who will be on the property on Mondays, Wednesdays, and Thursdays. Tyler will work out of the office at the pool house. Owners should continue to submit work orders and inquiries through the portal or email for record-keeping purposes.
 
Tennis Court Repairs
Bishop’s is scheduled to repair cracks on the tennis courts next Tuesday through Thursday, 10/17-10/19. The tennis courts will be closed during the repairs and signs will be posted.

Pets Roaming Freely
The Board continues to get complaints from some unit owners about free-roaming cats who belong to Windgate residents. The Association’s pet policy requires all pets – including cats - be leashed and supervised at all times.  The Arlington County Code requires all dogs be leashed and cats not be permitted to escape from their premises. This is for the safety of both the animals and people in the community. Please follow the policies.
 
Pooch Paddle and Ice Cream Social
The end-of-summer Pooch Paddle & Ice Cream Social is this Sunday, 9/17. The Scoops2U ice cream truck will serve a selection of flavors from 3 to 4pm near the gazebo. Windgate II & III residents in line by 4pm will be served. The Pooch Paddle begins at 6pm and the pool will be closed to people for the season.
 
More Window Well Replacements
The Board accepted a proposal from Hemax for another set of window well replacements to take place this fall. Affected buildings for this round are 2528, 2530, 2558, and 2566. Residents in those units will be notified about the schedule when we get it. Window well replacement is an ongoing process and the Association will continue to work through the entire property.

Window Well Replacements
Hemax will be onsite starting Monday, August 21, to replace 23 front and/or side window wells. If a window well on your unit is being replaced, you should have received a notice on your door this week. Affected buildings for this round are 2538, 2540, 2542, 2550, 2552, and 2562 and the work will take a couple of weeks to complete. Window well replacement is an ongoing process and the Association will continue to work through the entire property.
 
Pooch Paddle and Ice Cream Social
Windgate II & III are partnering up again for an end-of-summer Pooch Paddle and Ice Cream Social on the last day of the pool season: Sunday, September 17. We need volunteers to help the Pooch Paddle run smoothly. If you can help organize it or assist on the day, please email Veronika Folz at secretary@windgate2.com.
 
Landscape Committee Meeting

Chimney Inspections and Waivers
Unit owners will receive information via email and USPS about the chimney inspections or non-use waivers that must be done every two years. The deadline to submit your proof of inspection or non-use waiver is October 31, 2023. The forthcoming letter includes information about a discounted rate through ChimPro, but owners may use the professional service provider of their choice.

Landscape Committee Walk on Saturday
The Landscape Committee will do a walk around the community on Saturday, Aug 11, to review areas for future improvements. They will begin in the courtyard at 2568/2570 at 4 pm. 
 
Pooch Paddle and Ice Cream Social
The Association is planning to do the end-of-summer Pooch Paddle and Ice Cream Social again this year on Sunday, September 17. We need volunteers to help the Pooch Paddle run smoothly. If you can help organize it or assist on the day, please email Veronika Folz at secretary@windgate2.com.
 
Tree Pruning on Monday
Hemax will be onsite on Monday, Aug 14, to perform tree pruning. We apologize for the short notice, but some work is urgent due to broken limbs that could fall and cause damage. Spotted Lanternfly... Spotted
Windgate residents have reported seeing this invasive species in our neighborhood. They are harmful to trees and crops, and Federal and State agencies advise killing them if you see the insect or its eggs. Deck Inspections and Maintenance
For those units with decks, please be advised our maintenance worker will be performing inspections and minor repairs, such as tightening loose screws or nails. You will be notified if additional access to your deck is required for larger repairs and if items need to be moved for inspections and repairs.
 
Clarification on Pool Safety Policies
Diving: The supervising lifeguard from Sunset informed us that the American Red Cross considers 9 feet to be the minimum depth for safe diving. Our pool is 8 feet deep. Sunset will not mandate that we ban all diving but may advise you that diving is at your own risk due to the depth and width of our pool and may ask you to stop behaviors they consider unsafe. You must follow all instructions from the lifeguards.
 
Junior Deep-Water Test (JDWT): The lifeguards have been seeing children in the deep end of the pool who are not strong swimmers and who never passed a swim test. Sunset has requested that we do not do any new JDWTs this season. The guards will continue to administer the regular Deep-Water Test.

Clarification on Pool Safety Policies
   Diving: The supervising lifeguard from Sunset informed us that the American Red Cross considers 9 feet to be the minimum depth for safe diving. Our pool is only 8 feet deep. Sunset will not mandate that we ban all diving, but they will not permit any running and diving or doing flips into the water. Lifeguards may also advise you that diving is at your own risk due to the depth and width of our pool. If a lifeguard considers any particular diving behavior to be unsafe, they may ask you to stop, and you must follow all instructions from the lifeguards. Using the pool is at one’s own risk but the lifeguards are responsible for its safe operation.
   Junior Deep-Water Test (JDWT): The lifeguards have been seeing children in the deep end of the pool who are not strong swimmers and who never passed a swim test. Because it is difficult to differentiate children who passed the JDWT from those who haven’t when they are with adults, Sunset has requested that we do not do any new JDWTs this season. Pool Opens Late on Monday
The pool will open one hour late at 10:30 am on Monday, July 24, so the pool company can perform maintenance that morning.

Landscape Committee
Several unit owners expressed interest in re-forming the Windgate II Landscape Committee at the Board meeting earlier this week. Landscape Committee members take an active interest in maintaining and improving the community’s common area landscaping. They hold regular meetings to review proposals and projects and make suggestions to the Board for discussion and approval. Pets Roaming Freely
Unit owners have commented that some pet owners are not adhering to Association and County rules and policies. The Association’s pet policy requires all pets be leashed and supervised at all times. The Arlington County Code requires all dogs be leashed and cats not be permitted to escape from their premises. This is for the safety of both the animals and people in the community. Please follow the policies.
 
Parking Lot Security
For those who may be unaware, some vehicles in the back parking lot had their sideview mirrors stolen or broken earlier this week. The Arlington County Police are investigating, as this is part of a larger regional pattern in which thieves are targeting the technology in those mirrors. ACPD advises residents not to leave valuables in their cars and always lock the car doors. If you are the victim of a crime or see something suspicious – such as an unknown person or vehicle scouting the parking lots – please report it to the police. Concerned owners may consider attending the next Board meeting.

Pool Updates
The pool will open at 10:00 a.m. on weekdays for the rest of the summer; weekend hours remain the same. Thank you for your patience as we worked through some hot water issues over the last couple of weeks. Ultimately, the hot water heater in the pump room was replaced, which should resolve the problem. Please refresh your knowledge of the pool rules, if needed, and remember that NO alcohol is allowed at the pool and food/drink must be kept behind the blue lines (and never in the pool). Please make sure you continue to check in all residents and guests with the lifeguard upon entry so we can track numbers for staffing purposes.
 
Owner Maintenance Items
A number of maintenance items that owners are responsible for have been noticed around the community. There are multiple instances of ivy growing on brick walls and fencing inside the patio, loose wires dangling along exterior walls, torn screens in doors and windows, trees/shrubs hanging on fences, and windows in generally poor condition. If any of these apply to your unit, please take care of them. If issues are not addressed, owners may receive violation notices that can lead to fines and/or the loss of privileges.
 
Dump Standing Water
All the rain this week gave our landscaping some much-needed water, but also left lots of potential places for mosquitos to lay eggs. Please dump out any standing water around the outside of your unit so we can keep the mosquito levels down around the neighborhood.

Pool Schedule
The pool will begin opening at 10:00 a.m. on weekdays instead of 4:00 p.m. starting on Thursday, 6/22 and going through Labor Day. (Yes, it is a mid-week change, but we are working with lifeguard schedules.) Weekend hours remain the same. There has been some great turn-out at the pool so far. Please make sure you check in all residents and guests with the lifeguard upon entry so we can track numbers for staffing purposes.
 
Landscaping Enhancements
Board members discussed and approved a landscaping enhancements proposal at the meeting on Wednesday that affects multiple areas in the community. There is no installation schedule yet, as it’s weather-dependent and some of it may not take place until after the hottest summer weather. Please understand that the Board knows there are many areas that deserve attention and it’s a gradual process due to budgets and the amount of time involved in sourcing and reviewing proposals. Board members hope to approve more work in the coming months for additional areas.
 
Water Common Areas
The lack of rain is making community help with watering even more important. Especially on weekend days, please consider grabbing a hose and helping to water the plants in your courtyard and around the community. The Association is planning to get more sprayer nozzles for the hoses and there are sprinklers available for use. If you are interested in helping and would like a sprinkler brought to your area, please let us know.

Throw Out Old Parking Permits
Towing is in effect for old parking decals and visitor passes. Please make sure you have discarded the ones that expired on May 31, 2023 and use only the new ones that are good through May 31, 2024.
 
Help Water Common Areas
We have part-time watering help through District Clean, who will be using the Association hoses and exterior spigots around the community. They can’t make it to every unit every day so consider grabbing a hose if your courtyard needs attention. There are hose holders installed on every building, but if there is no hose near your area, please send a work order to NRP. And make sure the water to your hose bib is turned on so workers can use it.

Parking Permit Distribution
Please remember to swap your old parking decals for your new ones as soon as possible. The old stickers and visitor hangtags expire at the end of this month and should be thrown away. Maintain Trees and Plants on Your Patio
Everything is growing so fast! Potomac Springs plans to be on the property next week to prune Association plantings in the common areas, but unit owners are responsible for maintaining the trees and plants that grow inside their patios. Do not let ivy climb up fences or brick walls and trim back overgrown shrubs and trees that rest on the fence.

(Remember: water is paid for by the Association so outdoor spigots are for common use.) If water continues to drip from an outdoor spigot when it’s fully closed, please file a work order with NRP for the leaking hose bib so it can be inspected.

If you have not logged into your account and checked on your registration(s), please do so. If your account is fully updated with current residents and vehicle registrations, you are all set. Hose Holder Installation
The board approved professional installation of 1 or 2 hose holders per building in order to keep hoses accessible for landscape watering. The vendor is expected to come next week to do the installation. As a reminder, owners may not attach items to the brick facade themselves.

Please care for the community landscaping by avoiding walking, playing, pulling up plants, or allowing dogs to dig in the mulched beds, and do not ride bikes or skateboards over the grass areas. Please talk to your children about helping to protect our trees. Discourage them from pulling off bark, as well as climbing and pulling on branches.

Clogged window wells do not drain properly and may result in water coming into your unit. Make sure your window wells are free of weeds, leaves, and other debris. It’s advised to use window well covers that can be affixed to the window well to prevent them being blown off and damaged.

Large Item Disposal and Arlington E-CARE
Capitol Services will leave trucks onsite this weekend April 15th and 16th for large item disposal near units 2506 and 2546. Please be courteous and move your items all the way into the truck to ensure there is room for others to load items. No hazardous materials may be disposed of in these trucks. Arlington County is holding their biannual E-CARE event for hazardous materials and electronics disposal the same weekend on April 15th at nearby Wakefield High School. Please care for the community landscaping by avoiding walking, playing, pulling up plants and allowing dogs to dig in the mulched beds. Please remove empty planters that may have bulbs/seeds that have not yet bloomed. Please maintain these in your patio until flowers have bloomed, and please do not put them directly in mulched beds as they can interfere/kill plants in those beds. Please also leave rocks in the areas where they are originally placed and do not move them to mulched beds where they can interfere with plantings.
 
Tree Climbing

Help Maintain Landscaping
Please do not ride bikes or skateboards on the grass, and be mindful of the damage children can do to trees while they are playing around them. New flowers are starting to come up in mulched areas and care should be taken to not walk on those beds them or allow dogs to dig and scratch there.

Landscaping
Our new landscaping company, Potomac Springs Landscapers, was onsite recently installing mulch and cleaning up. Many residents have reported that the property looks great; some others have noted a few issues. Concerns that were reported to NRP and the board were passed on to Potomac Springs; they have assured us that they will address the issues. It will take Potomac Springs some time to become fully familiar with the property, so please continue to report concerns while giving them time to learn our expectations.
 
Tennis Net
Tennis and pickleball players may have noticed the broken center strap on one of the nets. A replacement piece has been ordered and will be installed as soon as possible. Thanks for your patience.

Clear the Decks (and Stoops)
Keeping porches, stoops, patios, and decks tidy is a homeowner responsibility. Please put away non-seasonal items, such as ice melt or snow shovels, and remember that empty flower pots or ones with dead plants in front of your unit are not permitted. Lock Your Car
At least two residents' cars were broken into Wednesday night (Feb 22). These cars were in different parking areas. Please lock your car doors and do not leave valuables in sight.

Remove Seasonal Decorations
There are still a handful of Christmas decorations on units around the community. Please remember to keep holiday decorations in-season and remove them in a timely manner.
 
Protect Landscaping
Our landscaping is among our most valued assets. Please don't ride bikes and skateboards over the grass, particularly when the ground is wet. It can cause unsightly ruts and bare spots that detract from the community’s appearance.
 
Gutter Cleaning
Residents may have received a notice on doors promoting a gutter cleaning service. The Association is responsible for gutters and handles all gutter maintenance and cleaning. If you have concerns with your gutters, please contact NRP.

Tree Removal and Pruning Next Week
Hemax Landscaping will be working on our trees Feb 15-16, weather permitting. The declining Bradford Pear tree behind 2548-C and the leaning White Pine behind 2508-C by the pool will be removed Feb 15. Parking spaces near the back entrance on South Wakefield St will be blocked off during the day for the work in that area. Please watch for cones and “no parking” signs.

Community Spruce Up Tips
The nice weather recently makes it a good time to start thinking about sprucing up items that may have become damaged or unsightly over the winter. A common issue is vent covers/hoods on units. Exterior vent covers/hoods for kitchen and bathroom fans, as well as clothes dryers, are each owner's responsibility. They should all be black in color and in good condition. The bulkier cage-style are permitted on lower levels only. Upper-level vent hoods should be a flat or angled style (with or without mesh to keep out birds). The Association has black spray paint that owners can borrow to do a touch up. If you want or need to replace a cover, please file a variance request with the proposed model for approval to avoid problems later.
 
Mulch Smell from County Yard
If you are bothered by the mulch smell coming from the adjacent county yard, consider calling Arlington County. A Windgate owner let us know that they can add lime to control the smell while they grind the leaves if neighbors give them a gentle reminder.

Water Shut-Off
Apologies to residents whose water was mistakenly turned off yesterday by Arlington County workers without warning. The Association needed to turn off water for one building, but the county can operate only in groups and turned off the wrong grouping. This mishap underscores the benefit of identifying whether the shut-off valve in each row (typically located in the basement of one of the end units) is accessible and functioning. If the Association can access the valve for the single building, the shut-off can be targeted and quick. We believe we have a list of the units with the valves and may attempt to reach out to determine whether they are accessible and in working order. If you have any information to share about a valve in your unit, please email admin@windgate2.com.
 
Plumbing Repair in Men’s Restroom
The plumbing repair in the men’s restroom was rescheduled to next week due to the plumber’s availability. HRI will be on-site for 3-4 days to complete this work. There may be some loud noise, as they have to cut through an interior cement wall in order to access the leaking pipe.

New Parking Rules

The board has issued new parking rules, which are laid out in Policy Resolution 22-03 Parking Rules and Regulations. The most significant new rule is that parking permits are not transferrable between vehicles without the written authorization of the board. There are few other changes. This new resolution is available at FSRConnect under Association Documents, along with all other policy resolutions, and here. Also, due to a printing error, our new parking permits will be issued the week of June 6. Please use a little tape to adhere the cling permit to your window, as they have a tendency to curl and fall. Facade Repair Project

The facade repair project began in September and will continue until completion (December 2022). This community-wide project involves every building and unit in Windgate II. Facade repairs, which include brick replacements and mortar repairs, are the single largest line item in our reserve study, which is used to make decisions about the association’s funding needs. Please review this information carefully and prepare for this important project.
Pool: Liability Waiver Form

On May 20, the board decided not to require reservations or Covid-19 screening for residents to enter the pool area; however, pool users must submit a liability waiver form (for the entire pool season). Your household may submit one waiver for everyone in your unit, or each adult in your household may submit a separate waiver. If you're submitting one waiver for your entire household, the names of all pool pass holders (adults and minor children) must be included and each adult (18 and over) must sign the form. You must obtain a waiver sticker in advance as you will not be able to enter the pool without the waiver sticker on your pool pass. Waiver forms are also available on the office door but may not be given to the lifeguard or pool ambassador. Fire Place Inspections

Our insurer now requires as a condition of renewal of our policy that we implement procedures for verifying that unit owners are completing bi-annual inspections and performing any work recommended by the inspector. The inspection of your fireplace, chimney and chimney vent must be completed every two years by a professional chimney sweep and conform with National Fire Protection Association Standards (NFPA 211). Unit owners must perform any cleaning, maintenance or repairs that the inspector determines to be necessary using methods that do not impair the structural or thermal performance of the fireplace and chimney. Unit owners must submit evidence of the inspection and completion of any recommended work. Evidence of the inspection and additional work completed must be submitted to the community association manager no later than June 30, 2021. The inspection must have occurred within the prior twelve months. Water Pressure Testing

High water pressure in units has become a widespread problem in Windgate II. It leads to excess consumption of water (water is our single largest expense) and damage to plumbing systems and appliances. No Office Visits, Please

We are asking again that all owners and residents refrain from coming to the site office. Due to COVID-19 concerns, we are asking if you have an issue that you need assistance with to please either call the office at (703) 578-1173 or send an email to Christie Loveless at christie.loveless@fsresidential.com. Please do not drop off parking and pool pass applications at the site office. Please email or mail the applications to the addresses included on each form. All common area maintenance requests should be entered into FirstService Connect.
Tennis Courts & Gazebo Closed

On Mar 30, Governor Northam issued stay-at-home orders for Virginia. As a result, Windgate II and Windgate III have made the difficult decision to temporarily close the tennis courts and gazebo areas. We thank you in advance for your cooperation. We will continue to monitor the situation and will reopen the facilities as soon as we are able.
No Glass in Recycling

Pool & Parking Applications

Pool and parking pass applications have been mailed to all owners. Completed applications were due April 1. You may mail, email or drop off at the pool house (the drop box on the right, marked "Parking/Pool Applications"). Renters may wish to confirm that their unit’s owner has their current information since it is the owner who submits the applications. The pool opens May 25. Current parking passes expire May 31.
 
Every owner must complete and return a pool pass application and a parking form. Residents may not park in Windgate II with expired parking passes (they expire May 31). Access to the pool will be denied without a valid pool pass or guest pass for 2019. If you were issued and kept a plastic card pass in 2018, please request renewal stickers for 2019. If you do not have your pool pass from last year, you must request a new card. Replacement of resident pool passes will cost $10 per pass. 
 
Owners who are renting out their unit may convey their right to use the pool to their tenants by completing the appropriate section of the pool pass application. Please provide a copy of the tenant’s lease with the pool application. Only owners OR renters can use the pool. If an owner conveys their pool rights to their tenants, the owner is not eligible to receive a pool pass.

ASSISTANT MANAGER -- Joanne Nelson started as our part-time assistant community manager on March 20. Joanne is supporting our community exclusively as an on-site presence. Those attending our Spring Fling had a chance to meet her. You will be seeing her around the community and at our board meetings.
 
INSURANCE -- The 2019 certificate of insurance is now available.
 
TRADES CENTER STUDY -- An overview of the new "Trades Center Optimization Study" was provided at the Shirlington Library on March 11. Read about the study.

County board members Libby Garvey and Matt de Ferranti will speak at the Shirlington Library on Monday, Mar 11, at 7 pm. Also, an overview will be provided on the new "Trades Center Optimization Study." Read about the study.
 
The board will meet Wednesday, Mar 13, 7 pm, at Arlington Mill Community Center, Room 525. Residents are invited to attend.
 
Dwayne Miller, our maintenance supervisor, will be out for an undetermined period of time. Please continue to submit work orders on FSRConnect. For follow-up, call FSR customer care at 703-385-1133 or e-mail our ombudsman or board maintenance lead (jonathanwatsonwgii@gmail.com or vmoorewgii@gmail.com). Maintenance issues that do not require prompt attention will be put on hold.
 
Get well wishes -- Residents wishing to send get well wishes to Dwayne may contact a board member for the address provided by Dwayne’s family.
 
Dog stations -- servicing has been suspended because of Dwayne's absence. Put dog waste in outside trash cans instead of dog stations.
 
Clearing walks -- FSR and the board are making arrangements to ensure that walks are cleared of snow during Dwayne's absence. The association does its best to keep walks and driveways clear, but it is impossible to eliminate all potentially slippery conditions. Report troublesome areas to FSR and a board member. Buckets of sand will be left throughout the community, which residents may use on ice after walks and driveways have been cleared.
 
De-icing products -- Residents are responsible for clearing the sidewalk and steps leading directly to their unit. De-icing products are bad for our sidewalks, landscaping, dogs’ paws, and water quality. If you use a de-icing product, do so sparingly and keep it away from plants and turf. Do not use sodium chloride. Choose instead magnesium chloride or a combination of magnesium and calcium chlorides. An alternative is sand, which doesn't melt ice but provides traction.
 
Trash cans -- Once again, do not use outside trash cans for your household trash.

- How could all our policy resolutions (from inception to date) be compiled and maintained in MSWord?
